Call for Candidates

The 2026 Annual Meeting is scheduled for May 20th at 5:30pm at the Prince of Peace Lutheran Church (8441 N Indian Trail Rd).  Meetings typically last 2 hours. A notice confirming these details will be distributed shortly along with voting materials. The meeting will be hosted in-person, but Members will have the option to vote by mail, on-line or by Ballot submission at the Annual Meeting. 

At the Annual Membership Meeting, the homeowners will elect three (3) community members to serve on the Associations Board of Directors for the next two (2) years. If you are interested in serving your neighbors as a member of the Board, please complete and return the Nomination Form (linked to the right of this annoucement) by April 13. Nominations received after this deadline will not appear on the ballot but may still run as write-in candidates upon nomination from the floor of the Annual Meeting.

HOA Extraordinary Assessment for Firewise Project

The Board of Directors of the Ponderosa Ridge Homeowners Association is pleased to announce the introduction of the Firewise Fire Fuel Reduction Program within our community. In order to finance this significant initiative, the Board has reached a unanimous decision to implement an extraordinary assessment totaling $25,000.32. This amount translates to a contribution of $107.76 per household. 

Residents will have a period of 60 days (from March 1) to remit this assessment before any late fees or interest charges are applied. It is important to note that all funds collected will be allocated exclusively for the Firewise Fire Fuel Reduction Project. This project aims to mitigate hazardous fuel accumulation in greenspace owned by the Ponderosa Ridge HOA along the southern and western embankments of our community. Combined with grant funding from the Spokane Fire Department and the Washington Department of Natural Resources, this financial support will enable the completion of critical fuel reduction work throughout the common areas owned by the Homeowners Association.

UPDATED 12/15/25: Linked to the right, please find an Annual Disclosure, which is an educational effort sent to all homeowner email contacts to ensure you know where and how to access important HOA information. Please take a few minutes to review and become more acquainted with your HOA as well as the online resources offered through Rockwood Property Management (RPM).
 
For homeowners enrolled in AutoPay (through the HOA Portal), assessments are debited on the first business day after the assessment due date and will post to your checking account (or credit card statement) within 3 business days. Provided that you are properly enrolled in AutoPay and your payment information is correct, no further action is needed to ensure payment of the next assessment. 
 
Coupon books are on the way! Homeowners that are enrolled in Portal AutoPay will not receive a coupon book. If you pay any means other than AutoPay (through the Portal), you can expect your coupon book to arrive by mail  before January 1. A hard copy of the attached Annual Disclosure has also been sent with the budget to ensure all owners receive a copy.
 
As a reminder, the HOA’s governing documents provide for a 60 day grace period for the remittance of assessments. Coupon books are provided as a courtesy but are not required for payment remittance. To ensure timely receipt of your payment, please select a payment method and follow the instructions attached hereto.
